💫 If only real estate came with a Magic 8 Ball…

Outlook unclear. 🙃‌

But here’s what’s crystal clear: when you work with someone who knows the market, understands the psychology, and spots shifts before they hit the headlines, you do not need luck.‌

Every once in a while, a deal comes along that reminds you why it pays to stay ready, stay informed, and trust your gut. That’s exactly what happened with a recent Costa Mesa purchase that could’ve easily been overlooked—if we weren’t paying close attention.

The Backstory

My clients were about to sign a lease. They were tired of the hunt, discouraged by the market, and ready to settle into a rental just to have some stability. But they had one last question: “Should we at least take a look at what’s out there before committing?”

The answer? Always yes.

We booked a few showings, and one property—originally listed at $1.525 million—caught their eye. By the time we saw it, the price had been reduced to $1.465 million. No offers. Good location. Nicely upgraded. I knew the timing was on our side.

Reading the Market

There was a hiccup in the market—one of those late-season slowdowns that doesn’t always make headlines. But I had been tracking the stats, and I knew buyers were hesitating even on good homes. I told my clients, “This could be an opportunity.”

We wrote an offer and closed at $1.325 million—well below asking and one of the lowest prices in the community that year, despite this home being more updated than others that had sold higher.

The Lesson

This wasn’t luck. This was strategy, experience, and timing. My clients didn’t just get a house—they got a smart investment, and the peace of mind that they didn’t overpay in a market full of uncertainty.
